These dimensions were taken by me personally in my apartment at the stage of finishing the installation of the house. Regarding the size, it is worth noting that the higher the floor, the more area apartments as the walls on the upper floors are darker. In my case, the area of ​​​​the apartment is 0.5 square meters more than the area specified in the preliminary contract for the sale of the apartment, and this is more pleasant than getting a minus in the area of ​​​​the apartment located on one of the lower floors.

Now let's go directly to the layout of the apartment and compare it with another offer of a three-room apartment in the house of the 111-M series from the GVSU company. Measurements of a three-room apartment are shown in the following figure:

The area of ​​these apartments is almost the same - who likes what more. This is a matter of taste and needs, but I liked the layout of the P-44T more. Why?

1. Location of the bathroom.

In P44-T, the bathroom is located in the corridor near the entrance hall, and in 111 between two rooms. In the second option, in the rooms near the bathroom, the sound of water, doors opening and closing will always be heard, which will break the silence in these rooms.

2. Kitchen.

In P44-t and 111-M, the kitchens have similar areas, but in the first version, the kitchen has a bay window. Thanks to the bay window in the kitchen, there will always be light, the kitchen will have a more beautiful view.

3. Corridor.

In the P-44t, the corridor is wider and shorter, which will make it possible to install nice closet for non-seasonal clothes and other things, and in the 111th corridor is narrow and long, which does not allow using its area to good use.

4 rooms

In P-44T, I liked the fact that the rooms are wider, which allows more full use of their area, and in 111-M the rooms are rather narrow, which will not allow furniture to be placed on both sides of the rooms. Also in P-44T all rooms different sizes, thanks to this you will have more "manoeuvres" in choosing the assignments of each of the three rooms.

5. Balconies

The P-44T has two rather spacious balconies, and the 111 has only one. It should be noted that the cost square meter cold rooms, as a rule, are half lower than residential, which means that you pay half as much for balconies and at the same time get more square meters.

6. Fanion boxes

The location of the ventilation ducts in both versions is quite successful, but note to the fact that in P-44t the box is located in the corridor and if the house is higher than 17 floors, then the plus turns into a minus, since a second box appears next to the first and the corridor opposite the bathroom becomes narrow ^

If the series is ordinary, then there are four apartments on the floor: two two-room apartments with an area of ​​50.2 sq.m. and 57.8 sq.m., one one-room apartment with a total area of ​​37.8 sq.m and one three-room apartment with a total area of ​​73.8 meters. In the corner section there are only two- and three-room apartments. The internal walls are load-bearing in increments of 3.0 and 3.6 m concrete panels 18 cm thick. Wall panels- hinged, reinforced concrete three-layer panels 22 and 28 cm thick, lined with large-sized glazed ceramic tiles. The floor panels are supported by internal walls. For the foundation, a monolithic reinforced concrete slab on a natural basis.


In one-room apartments, the role of the carrier becomes the wall between the kitchen, floor slabs lie on it, and if there is no wall, then the slabs will fall. The maximum that can be done is an opening in the wall between the kitchen and the room wide in general cases. Nevertheless, the layout itself is quite comfortable: the rooms are isolated, the hallways are large, the kitchens are at least 8 sq.m. Domestic construction innovation

The design series P-44 was first implemented in the late 70s. At that time, the house built according to this project was considered original, having no analogues in domestic construction. Indeed, the 10m2 kitchen seemed huge compared to the standard 6m2 with a ponytail. A hall appeared in the apartments, which was not in the "Khrushchev" houses. The smallest hall is in two room apartment(50.2 m2), and is 4.8 m2. In a three-room apartment, the hall is as much as 13 "squares", and in a one-room apartment - 6.5 m2.

A separate bathroom is provided only in two- and three-room apartments, in a one-room apartment it is combined. The house has a garbage chute with loading valves on each floor.

The P-44 series was built with improved operational features. The builders used panels of a three-layer type with a lock connection. characteristic feature apartments was that there were no walk-through rooms. External walls were erected from hinged three-layer panels. Reinforced concrete slabs and panels are used for floors, interior and exterior partitions.

An interesting feature of the three-room apartment was the possibility of its redevelopment, which was not previously envisaged. The fact is that the wall between the living room and the corridor is allowed to be demolished, the wall is not load-bearing.

The roof of the house has flat roof, the attic is insulated, so the cold from the roof does not blow into the upper apartments. A technical floor is provided above the residential floor.

At the final stage, attention outdoor decoration. Gray, nondescript houses are a thing of the past, the panels for the houses of this series began to be decorated with glazed facade tiles beige, blue and light green. This facade gave the building an elegant and neat appearance.

Among other advantages of the early P-44 houses, internal concrete walls in which there is no expanded clay. Thanks to this, it is easy to drill a hole in the wall for household needs. A smoke exhaust system has been thought out in the floor corridors.

The disadvantages include the mediocrity of fastening panels in some cases, as well as curved floors on the balconies. AT three-room apartment– small living room (11 m2). The designers didn't bother to change standard height ceiling, it still remained 2.64 meters.

The multi-apartment house P-44 is divided into sections - they are ordinary and corner. Different layouts of apartments are distinguished from the type of section. There are 4 apartments in the corner type section: two 2-room apartments and two 3-room apartments.

There are also four apartments in the ordinary section. These are two 2-room apartments with different areas: 50.2 m2 - linear and 57.8 m2, popularly referred to as "vest". Two other apartments - 3-room apartment in 73.8m2 and studio apartment at 37.8 m2.

The P-44 house project is a mass series, such houses are found not only in Moscow, but in other cities of Russia and Ukraine. According to this project, residential areas were built in the 90s, in the early 2000s, the manufacturer switched to the production of new modified series P-44T and P-44K .
