The layout of one-story houses for narrow plots can be very diverse, but always comfortable.

All our projects of one-story houses for narrow plots are comfortable for living in, are characterized by a functional layout, are beautiful and no less popular than projects of standard forms. Clients who have a narrow building plot can choose and buy from us at average market prices house designs that best suit their wishes.

Schemes of one-story houses for narrow plots: features

One-story houses for narrow plots, photos, videos and sketches of which can be viewed in this section, have certain features:

  • One of the walls of such a cottage has no windows. This is explained by the need to bring the house as close as possible to the border of the site;
  • It is advisable to place technical and utility rooms along the longitudinal walls. Bedrooms and a living room can be located in the end areas of the house, where there is good lighting.

Some of our ready-made one-story houses for narrow plots, which are posted in the catalog, may have two long walls without windows. But the rooms that will be used as living spaces are quite well lit.

Among our projects one-story cottages for narrow areas, with entrance both from the gable and from the side. This provides comfortable accommodation houses on a narrow plot are not only wide, but also deep.

In order for the optimal use of the site, residential one-story houses for narrow plots need to be “pressed” to the border of the site on which the shadow falls to a greater extent and free up the area in front of the house. In the case where the site borders on a noisy road, it is better to build private one-story houses for narrow plots in the depths of the site, while separating the house from the road with trees and other green spaces.

If the plan provides for a garage, then it is best to place it on the front side of the site, while the entrance to it will occupy a smaller part of the site.

For a separate cost, an individual design of one-story houses can be created for the client for narrow houses.

In order to have a good and beautiful garden necessary:

  • Divide into zones using trellises and arches. All zones should be semi-open and not completely isolated from each other, so that the area is not turned into a collection of cramped little “corners”;
  • It is best to lay winding paths rather than smooth ones along the site; this will allow you to make walks longer and open up new look to the garden at every bend of the path;
  • It is better to do plantings in groups, and not along the long side of the site, otherwise visually it will appear even longer.

Long sections, as well as standard ones, have a wide variety of ways to arrange them. Our house designs for such areas are no less diverse.

Narrow house project

It's good if your personal plot has a large area and good proportions. But what should those who own a narrow plot of land and want to build a cottage on it do? First of all, don’t be upset - after all, even on such a plot you can build a full-fledged and beautiful house.

I am glad to introduce you to the most, in my opinion, unusual and interesting projects of narrow houses. The first projects are two-story houses for narrow plots, and then there are one-story ones. All pictures can be enlarged by clicking on them.

The plan is increasing!

Project of a long narrow house on two levels with a garage. The dimensions of the house are 4.5 meters by 19 meters. With such a small width, the house will fit well on a complex, narrow plot.

On the ground floor there is a garage, a kitchen-living room and a guest bathroom. On the second floor there are three living rooms and two combined bathrooms. The house is ideal for a family with two children or a family of three generations.

Narrow house project No. 2

Quite a large narrow project two-story house with dimensions of 6 meters by 14 meters. All these projects are time-tested; these are already built American houses that have earned the trust of their owners. They are fully functional, they have everything for a full life.

The house plan is increasing!

The first floor has a living room, kitchen-dining room and bathroom, the second floor has a master bedroom and two children's bedrooms. The bedroom has a large bathroom, and on the floor there is also a combined bathroom with shower.

Narrow house project No. 3

Before us is a rather long narrow house project with a building area of 5 meters by 16.5 meters. I really liked this project! Especially its high ground floor and cute porch.

The plan can be increased!

On the ground floor there is a living room (separate room) and a large kitchen-dining room. Also on the ground floor there is a large dressing room. The bathroom was located under the stairs. The second floor is occupied by three bedrooms and two bathrooms (one with a shower, the other with a bath).

Narrow house project No. 4

Projects from allendaledesignbuild.com

A very long narrow house project - with a width of only 5 meters, it has a length of 21.6 meters. Interesting idea for a narrow building plot. This project combines the beauty of the building and ease of construction. The project is very functional and deserves attention.

The layout is expanding!

This project is similar to the previous one, the main difference is that one of the bedrooms is on the ground floor. On the second floor there are only two bedrooms and one bathroom (half of the house is one-story).

Narrow house project No. 5

A large narrow house project with a built-in garage for two cars, while the entrance to the garage is located behind the house, at the end. This solution can be implemented if you have the opportunity to make two entrances - a gate behind and a porch in front of the building.

Increasing!

Project from thehouseplanshop.com

The first level contains a garage, living room, kitchen-dining room and two living rooms. Most of the home is single story, but there is a second story addition that houses two more bedrooms and a large bathroom.

Project of a narrow house No. 6

Very interesting project a narrow house made of foam blocks, with a garage and an entrance on the side. The project is optimally balanced, suitable for owners of long plots. In general, I really like the idea of a garage at the entrance, combined with the main home.

Ground floor plan

The house is only 6 meters wide. The plan is in feet and inches, as I took it from foreign resources. But if desired, everything can be recalculated to our sizes.

Narrow house project No. 7

The house has a living room, kitchen-dining room, bedroom, children's room and large bathroom. There is a wide terrace in front of the house.

Several video projects of narrow two-story houses

I hope you liked these narrow house designs and chose one for yourself. Even with a complex, narrow site, you can build a beautiful and neat building that will be pleasant to look at.

Believe me, I know what I'm talking about. I travel a lot around the world and encounter such beauty on narrow stretches of land that it is impossible to walk without stopping, without examining the details and without reaching for the camera.

Recently there was a question from a reader whether it is possible to fit a house built in the shape of an L onto a narrow plot. My answer is that it all depends on the width of your property, I would not recommend building this way on a long section, the corner will take up part of the space, which is already small.

House built in the letter L

Here is a photo example that clearly demonstrates that the site in this case should be wider, but we are considering narrow and long ones today. So L-shaped projects are not for us...

The design of a house with a garage for a narrow plot is the task that most often has to be solved when developing a summer cottage. Typically, the value of such sites lies in the fact that they are located near transport routes, in picturesque areas near water bodies. Their width rarely exceeds 10 m. In this segment it is necessary to accommodate the facade, the entrance to the garage, and the garage itself. Obvious difficulties are: proximity to the fence and neighbors’ buildings, the appearance of “dead” zones, the presence of a long wall near the house facing another similar wall, and a number of others.

And although the implementation of construction and design work involves certain difficulties, caused by a lack of space, there are principles, the observance of which will help create a comfortable, beautiful home.

  • the building includes a second floor - full or attic - to provide light access to the bedrooms. On the ground floor there is functional rooms— kitchens, workshops, offices;
  • service premises - boiler rooms, bathrooms - are placed against a blank wall and equipped small windows. The staircases are designed to be adjacent to blank walls - single-span, relatively short.

The layout of narrow plots, like any other, is carried out taking into account the requirements, established standards for the location of individual buildings, structures relative to the boundaries of the plot, neighboring buildings, structures and red lines of streets. The distance between the facade of the house and the red line of the street must be more than five meters.

Special requirements for the placement of objects

Sanitary requirements establish a minimum distance from the boundary of the site to: a house - 3 m, buildings for raising birds or livestock - 4 m, other buildings - 1 m.

The remaining buildings in this case also include garages. Taking into account compliance with the standards, the optimal placement of the garage on the site is chosen: at a minimum distance to the fence - 1 m.

To preserve the health of yourself and those around you, it is necessary to comply with the requirements for the relative position of buildings. First of all, the restrictions affected the minimum distances between residential premises and those objects that contain livestock or accumulate waste from household farming.

  • windows of residential premises and poultry house (rabbitry) should be 15 m apart from each other;
  • from the residential building to the toilet there should be more than 20 m, if the house has the status of a country house - at least 12 m;
  • compost (garbage) pits should be 20 m away from the house and 7 m from the cellar.

Based on their ability to withstand fire, all objects are divided into three groups:

Below is a matrix from which you can see at what distance from each other objects located on a plot of land should be located. The standards are as follows:

  • A-A - 6 m, A-B - 8 m;
  • B-B - 8 m, A-B - 10 m;
  • B-C - 10 m, B-C - 15 m.

The location of the garage on the site is determined based on the fact that concrete structure should stand:

  • from similar structures - no less than 6 meters;
  • from brick buildings with wooden rafters, covered with slate - 8 meters;
  • from a wooden shed - at a distance of 10 m.

Two wooden buildings must be separated by a fifteen-meter area.

The location of the garage or utility block should be such that rainwater, running down from the roof, did not fall into the neighboring area.

Garage on local area can be built separately from the house, can be part of the building and can be attached close to any wall. In the latter case, the distance from the garage to the neighboring plot can be 1 m: the attached garage is considered a separate object. Measurements are taken from the basement or from load-bearing wall, if the hanging elements - awnings, overhangs - do not protrude from the edge by more than 0.5 m. Otherwise, the extreme horizontal mark of the building (or its projection onto the earth's surface) is taken as the reference point.

The total building area including paths and platforms garden plots in the plan should not occupy more than 30% of the territory.

Distance from site boundary

A house on a narrow plot must comply technical specifications regarding the location of the building relative to the boundaries land plot. A wall with a window or door cannot be located closer than 4 m from the border. There must be at least 3 meters from the “blank” wall to the border.

Architectural elements such as cornices, balconies, canopies over the entrance, terraces or external stairs are allowed to be located at a distance of at least 1.5 m from the border.

In principle, as a last resort, the house can be located closer than 1.5 m from the border, if this is taken into account in the architect’s calculations. But even in this case, the house must be located at least 3 m from the buildings on the neighboring site.

There are situations when a house is built right on the border of a plot. This may be determined by the local land use plan. The regulations also allow for the possibility of building a house directly on the border of a plot if there is already a building on the neighboring plot with a wall located on the demarcation line. In this case, however, new home must meet certain requirements. The main ones:

  • it must adhere to the existing building along the entire length of the adjacent wall,
  • have a height no greater than that of the adjacent building.

What to look for when buying a non-standard narrow plot?

Narrow, difficult to develop plots are, of course, cheaper than square plots of land. However, the price of the plot should not be the only criterion when choosing land. There are others important factors that need to be read.

  • Location relative to cardinal directions

As we mentioned above, a wall with a window cannot be located closer than 4 m from the border of the site. This means that if the narrower part of the land faces the street, we will most likely have to abandon glazing the wide facades. We will only have windows on narrow facades, one of which will be the main one.

When choosing a site, you should pay attention to how it is oriented relative to the cardinal directions. If all the windows of the house face only east and west, the rooms of the house will lack sunlight and warmth.

If the windows face the south and north, it is worth planning rooms in the northern part of the building that do not require large quantity light - bathroom, kitchen, boiler room.

  • Engineering-geological conditions

When searching for a site, it is also necessary to take a close look at its geological conditions. Houses on narrow lots are often multi-level. In addition to the usual floors and attic, they usually provide ground floor or a basement in which all technical premises are placed, while leaving the entire above-ground area for living rooms.

PROJECT OF A COUNTRY HOUSE WITH A POOL IN THE BASEMENT FLOOR S2-360

In order to know for sure whether it is possible to build a house with a reliable and dry basement on a certain site, it is necessary to conduct engineering and geological surveys that will provide comprehensive information about the water and soil conditions of the land.

Unfortunately, building a basement can increase the overall cost of building a home by 20%. A relatively inexpensive basement level is obtained during construction on sites with a pronounced slope. In this case, ourselves natural conditions determine a certain architectural solution.

Before you buy a plot of land, be sure to ask your neighbor, who has a house with a basement, whether his basement periodically floods with water. But when studying the situation, do not forget that different water and soil conditions may form in neighboring areas. In addition, you must definitely find out how seriously the neighboring house is protected from flooding using drainage systems, low tides, structure geometry, etc.

House designs for narrow plots of land

Before you buy a house plan for a narrow lot, you should definitely check the local land use plan. From the relevant documents we will find out exactly what kind of house we can build on the existing plot.

If you are the owner of a narrow plot and are planning to build a house on it using standard project, keep in mind that by carefully approaching the issue of choosing an architectural design, you can build a fairly comfortable and spacious home, while leaving room for a comfortable terrace and a small garden.

The main parameter when choosing a project is the width of the building facade. Narrow areas vary in area, aspect ratio, and correct geometry. Houses for narrow plots today are designed in huge assortment. They can be one-story, attic or with two full floors. Among them there are classic estates, laconic country houses, fashionable modern cottages.

What should you pay attention to when choosing a house design for a narrow plot?

  • Windows

The location of the windows is very important from the point of view of distance from the border of the land plot. Remember that every house design must be adapted to local conditions. At the project preparation stage, window openings are often adjusted so that the building can be placed on an elongated site.

When planning changes to the project, pay attention to the fact that by reducing the area of windows on one facade, you need to compensate for the lack of glazing by using other facades. According to technical specifications, the area of windows in residential premises must be at least 1/8 of the floor area.

  • Doors

If it is assumed that the house will be located just a few meters from the border of the site, while it will face the entrance to the courtyard with a narrow part, then the entrance can only be in the side narrow facade. This is not the most common option for placing the entrance area, but it is this solution that allows you to use the area for the entrance very economically.

  • Building type

If the plot is narrow but long, you can build a convenient one-story house. However, if you have a very small area, in order to get a comfortable home for a family, you need to build a cottage with an attic or a classic two-story country house.

If you build on small area a one-story house, it will be very difficult to zone it and properly insulate it. In addition, it will not be possible to arrange a spacious open-plan guest area. And in a two-story building, zoning is carried out simply by floors, and even with minimum quantity square meters the layout will be rational and functional.

  • Facade

A house on a narrow plot should have simple form, without architectural frills. But this does not mean that it must be simple and uninteresting in design. For example, due to the configuration of the roof, you can give the building an original and attractive appearance. The entrance to the house is worth highlighting beautiful porch, performed in that architectural style, which is taken as a basis. Used to optically enlarge the living room open terrace. Graceful balconies and attic windows will make the appearance of the building more complete and respectable.

It is better to decorate a cottage built on a narrow plot with light-colored cladding. In addition to the effect of visually increasing the volume of the building, light finishing provides other advantages - it always looks fresh and neat, and blends organically with the greenery of the garden.

If the house has a wide facade facing the street, its arrangement will be much easier. In this case, there will be no special restrictions on the location of windows, and the rooms will receive enough light, it will look more harmonious, and if necessary, a side garage can be attached to it.

  • Garage

A building facing the street with a narrow façade is quite difficult to complement with an adjacent garage. In most cases, the front facade is not suitable for a garage extension, since it is given over to entrance area. If you attach a garage to the side, the building will be expanded, and the required distance from the border of the land plot will not be maintained. In addition, the garage will cover a wall that could have windows. Only the rear façade remains. However, to drive into it, you will need to build a road along the entire house, which will take up precious space in the local area.

There is also the option of an underground garage. This is the most optimal way out of the situation. But here you need to remember that underground structures cannot be built in areas with weak soil or high groundwater. And one more thing - an underground garage requires a fairly long and flat driveway, which also requires space.

The restrictions that a narrow plot of land imposes on the construction of a house are significant, but if desired, comfortable housing can be built in cramped conditions. To do this, you will have to use the entire arsenal of ergonomic secrets.

The configuration of the cottage project is largely determined by the shape of the site, as well as its topography. In spacious areas there are no problems with zoning. The ideal ratio of the area of the plot and the area of the cottage is considered to be 10:1, respectively. In this case, you can freely choose the orientation of the building, layout, location of adjacent areas, and so on.

But as the difference between the numerator and denominator of a given proportion decreases, problems appear one after another that limit freedom of action. In addition, the shape and topography of the site are also important. However, if these values are, one might say, constant, then the design of a cottage on paper can be changed and adapted to cramped conditions.

Narrow areas and their problems

Areas whose width does not exceed 15-20 meters are considered narrow. A plot 10 meters wide is the narrowest possible. A house that is acceptable in terms of comfort cannot be narrower than 6 meters, while regulatory requirements there should still be some space between it and the boundary of the site.

Elongated areas, as a rule, have one of their narrow sides adjacent to the street (road). For example, if the width of the plot is 12 m, then theoretically you can build a house 10 m wide on it, which is quite enough. It could be wider, but regulations prohibit the construction of houses closer than 1 m from the border of the neighboring plot. In addition, there are standards for the minimum distance between buildings depending on their fire resistance class.

Moreover, even the highest degree of fire resistance, I, allows the construction of a building no closer than 6 meters from the neighboring building. It turns out that crowding on the site can be caused not only by its small width, but also by neighboring buildings erected almost close to your fence. Therefore, before purchasing a narrow plot, especially if its price is significantly reduced, you should consult with a specialist who will outline the possibilities of developing this plot.

There are other inconveniences. For example, in a narrow area it is much more difficult to avoid being seen by your neighbors. The house design and landscape zoning must necessarily be drawn up taking into account the so-called. intimate comfort of living. In this case, a high fence is not the best solution, since it will visually make the area even narrower.

A small plot width means a small house width, and this, in turn, will affect the layout and energy efficiency of the latter. To get enough living space you have to choose two-story projects with a basement, which will also affect the cost of construction. If the neighboring plots are also elongated, then, most likely, houses built on them will significantly reduce the insolation of your rooms, and the side windows of the first floor will look out onto a nearby fence.

Minimizing the disadvantages of narrow areas

First of all, I would like to note the importance of the length of a narrow plot. The larger it is, the correspondingly greater the chances of building a spacious home. For example, if the neighboring house is located deep in the plot and close to your border, then it is possible to build your house closer to the road to increase its width without violating the regulations.

A long plot also makes it possible to separate auxiliary rooms from the house, thereby expanding the living space. A bathhouse, a gym, a workshop, a garage - all of this can be built separately. A rather bold, but original and practical solution is to divide the house into two remote halves, connected by a covered walkway. In this case, between these halves you can conveniently place a swimming pool, terrace, children's playground, etc.

Those owners of narrow plots whose neighbors have not yet been built are in a better position. In this case it appears good opportunity coordinate with them the layout of the house and site. Agreement is beneficial to everyone, therefore, as a rule, even less tolerant neighbors are willing to negotiate, but this matter requires a diplomatic approach. Subjects of approval should be the relative position of windows, the lack of visibility of terraces, pool areas, the height of the fence and, most importantly, the location of buildings on the site.

The most successful orientation of the site is considered to be in length from north to south. In this case, the ends of the house also face north and south, and then all rooms receive enough light. In this case, it is better that the site is adjacent to the road north side so that the living room faces south with windows overlooking the garden. But entry from the south side is very difficult comfortable layout houses on a narrow plot.

Trees with large crowns may grow in neighboring areas, the shadow of which extends to your plot. This can be beneficial if you place a recreation area in a shaded area in the afternoon. In another case, the tree may block the insolation of residential premises, which is undesirable. The close proximity of neighboring trees may also interfere with the placement of a swimming pool or decorative pond, since in this case the reservoirs will be filled with fallen leaves.

Sites are not always level, but for a narrow site, a certain relief may even be useful, for example, a slope. It can provide additional window space on the main facade if it allows the garage to be located in the basement.

Zoning of the site and general development plan

A house on a narrow plot should not occupy its center and obscure the garden. The front and private areas are often separated by the building of the house. Ahead of him is the entrance to the garage, a paved area and a front garden. Behind there is a well-lit garden and a seating area isolated from the street. There is room there for a swimming pool, a playground and outbuildings.

As for the size of the house and its place on the site, it all depends on the initial conditions, such as the location of the houses in the neighborhood, their fire resistance class and the topography of the site.

First of all, it is necessary to draw a plan with all adjacent areas and their buildings, indicating their fire resistance class. Then the plan should shade areas that are inaccessible for construction due to fire regulations. Thus, the plan will clearly indicate the area of the territory for possible development. Already, based on the shape of this spot, the architect comes up with the most successful solution for the design of the future house.

With a southern entrance orientation two-story house It is better to locate it at the end of the plot, leaving behind it a small area for outbuildings. In this case, the house will not obscure the garden, and all primitive architectural forms will remain out of sight. But the garage should be moved forward - then there will be no need to make a road through the entire site - the garage, having low altitude, will not create much shadow.

If possible, the building of the house should be moved to one of the sides, unless, of course, the conditions of neighboring buildings allow this. Positioning the house equidistant from the boundaries of a narrow plot will create too narrow passages on both sides, which will be difficult to use in any way. Shifting the house to the property line can also allow for an entrance on the long side, and the building itself to be moved towards the beginning of the plot, which will allow for additional meters to be carved out behind the house.

When distributing zones of a site, one should take into account the location of the corresponding zones of neighboring sites. Thus, recreation areas where a stationary grill or barbecue oven is installed should not be located opposite each other. Companies on opposite sides of the fence will probably disturb each other with loud music, noise and everything else.

Cottage layout

It is difficult to make a long and narrow house super comfortable, but it is still worth making every effort to achieve this. Residential premises should be located primarily with sunny side. At the same time, the opposite long wall may not have them at all, especially if they overlook a high fence.

One of the obvious solutions is a long corridor on the side of weak insolation and a number of living quarters on the other side. In this case, the staircase to the second floor will be located in the middle, so as to be symmetrically distant from the rooms. Or you can make two staircases - one at the entrance, the second in the living room, located at the end. In general, there may be a lot of solutions, but they all solve the same problems:

  • uncomfortable elongated shape;
  • lack of insolation;
  • visibility of premises through windows from neighboring areas.

Bathrooms, pantries, boiler room, laundry room, dressing room and other auxiliary rooms in narrow house It is better to place it closer to the center in order to leave the windows of the facades to the representative rooms. If the house is located at the very end of the plot, then the living room and terrace are moved forward - this is a standard layout.

On the second floor there are bedrooms, each of which has a window. However, if instead of a picturesque landscape, a neighbor’s plot appears from the bedroom window, then it makes sense to think about attic window- Heaven is better than forced observation of someone else's private life.

Garden on a narrow plot

In conclusion, I would like to write a few words about how to create a garden on an oblong plot, the width of which does not exceed 15-20 meters. The only way to combat crowded conditions in the garden is the so-called optical methods. It helps to make the territory visually wider:

  • division of the site into levels (retaining walls, terraces);
  • conditional division of the site into zones using pergolas, translucent hedges, arches, trellises;
  • winding paths that “break” the linearity of the site and change the perspective with every turn;
  • transverse and zigzag rows of bushes and trees, rather than planted lengthwise;
  • arrangement of landscape lines along the diagonal of the site or in an arc.
